We organise an initial meeting with clients, very often at their home, to take a full brief of their requirements including preferences on area and property style, amenities such as outbuildings and land, proximity to good schools and a financial budget. We immediately ensure that all the relevant estate agents are aware of our client’s requirements as a top priority. In our experience selling agents appreciate dealing with buying agents who have a close knowledge of their client’s criteria and financial status. We attend agent’s days before properties are marketed to provide our clients with a distinct early advantage, remaining in permanent contact with estate agents throughout the search. We are always in touch with the market whilst our clients are away on business or holiday. Negotiations and legal process Once our clients have identified a suitable property, we advise them on the most advantageous procedure for bidding and securing the purchase. We will have established the background to the sale, the decision process, timings and the details of any other competitive interest. We guide our clients throughout the negotiation process. Once an offer has been accepted we obtain from the selling agent written details of the terms agreed and confirmation that the property is officially off the market. We work closely with our client’s solicitors through to exchange of contracts, helping to deal with pre-contract enquiries and any legal or planning matters affecting the property. We can arrange a structural survey, meeting our clients at the property to discuss any structural problems or proposed alterations. We ensure that a smooth handover takes place on completion. |
